1. Executive Summary
HOPE-X (House of Prosperity & Economics eXchange) is a replicable model of sustainable urban revitalization rooted in economic, educational, and wellness infrastructure. Anchored by the Heiderer House prototype, the project is designed to restore economic independence to underserved communities across Michigan, starting in Detroit. HOPE-X integrates food hubs, small business incubators, education centers, and wellness facilities within a single dynamic block.
2. Vision & Purpose
The mission of HOPE-X is to seed a new generation of human-centered infrastructure that promotes autonomy, health, and opportunity for all residents. By designing urban blocks that serve multiple functions—commerce, care, education, and community—we unlock the true value of our neighborhoods.
3. Problem Statement
Michigan faces rising unemployment, stagnant wages, underutilized properties, and fractured communities. At the heart of these issues is a lack of scalable models for locally-owned economic growth, food security, and affordable access to care, education and wellness.
4. The HOPE-X Model Explained
Each HOPE-X block includes
Food Security Hubs: Urban farms, co-ops, mobile kitchens, and pop-ups
Small Business Pods: Retail, trades, art, and digital ventures
Affordable Housing Units: Short-term flats for workers and students
Learning & Wellness Spaces: Classes, fitness, therapy, child care
Commons Area: Space for gathering, dialogue, and creativity
5. The Heiderer House Prototype
Located in [Detroit neighborhood], the Heiderer House will be transformed into the first HOPE-X anchor site. It will serve as a live/work/wellness prototype, demonstrating how a single property can catalyze local renewal through cultural design, multi-use space, and neighborhood activation.
6. Target Outcomes & Impact
Create 30+ sustainable jobs
Incubate 10+ minority-owned small businesses in year one
Provide affordable meals and groceries to 100+ households
Deliver on-site classes and wellness services to 500+ individuals
Serve as a statewide pilot for urban renewal
7. Community Engagement & Partnerships
Partnerships include local nonprofits, workforce boards, universities, and wellness orgs. Advisory partnerships with local governments, HUD, USDA Rural Development, and philanthropic foundations are also underway.

Estimated budget: $1.8 million for Phase 1 (build-out, staffing, equipment, operational capital)
Construction/Renovation: $600,000
